Tax Lien Sales in Arizona

Arizona tax lien sales are handled by the treasures offices on a county by county basis.   Considering this is a statewide process, the procedural variations between counties are enormous.  I have included a page which links to each county treasurers office website so you can see for yourself.  I suspect changes in how tax certificate sales are handled will be rapid and frequent, so you will want to visit each treasurers site for the latest information.

The approaches range from Santa Cruz county where the only information is a picture of the treasurer and his contact information, to Yavapai county where they have set up a website to handle an online auction of their tax liens.  I am sure they all watch each other and success in one county will be quickly applied elsewhere. 

Investing in tax liens is not like buying a CD or putting money into a mutual fund.  It is more like an option to buy real estate at a discount with strange terms.  The hoped for results of buying a tax lien is earning 16% interest (less fees) on your investment.  However, it is very possible to end up owning a problem piece of real estate which may take a long time to sell at a profit.  It would be unwise to invest in tax liens without knowing how you plan to sell property.
